Includes the preparation of drawings, planning forms and design documents for all planning applications. Thereafter the application is managed to determination.

  • Pre application enquiries _ More complex developments require this service to establish the viability of a scheme prior to submitting a formal application. This is a risk averse approach and enables us to engage with the Local Authority in advance of committing to significant planning costs and fees.
  • Permitted Development _ This considers your potential to develop without a formal planning consent. If viable, this is often a more cost-effective route to procure your project.
  • Prior Approval _ This applies to most developments where there are no permitted development rights. Examples of this include new build dwelling houses, change of use such as a barn conversions and industrial/ commercial developments.
  • Discharge of Conditions _ Appended to approval notices on larger developments.
  • Variations _ Changes to schemes which have already been approved without the need to start the process again.
  • Retrospective Planning _ Where works have already concluded and are not regularised.
